JOHNS CREEK, Ga. — The $560 million Medley development, built where State Farm once had offices in Johns Creek, celebrated its grand opening Thursday, Oct. 29, and its office space was spoken for before the doors opened.

Toro Development Co., the firm led by Mark Toro, built the 112,000 square feet of offices without any signed tenants. All of it is now leased. Boehringer Ingelheim took the largest share, 73,000 square feet, for the U.S. headquarters of its animal health business, and moved roughly 500 workers in during August. Brightree, which sells software to health care providers, signed for 17,751 square feet, and the name of the third tenant has not been released.

The opening also brought 25 new shops and restaurants to the 43-acre property, among them Shake Shack, Trader Joe’s and Summit Coffee. Still to come are 881 homes split between apartments and townhomes for sale, an open plaza covering 25,000 square feet, and a hotel with 150 rooms that is slated to open in 2028.

The fully leased offices stand out in a soft market. Stream Realty Partners, which handled leasing for the project, puts Class A office vacancy in North Fulton near 31%, while Johns Creek sits around 18%. Toro has said companies and their workers want offices surrounded by places to eat, shop and live.

The land was a suburban State Farm office campus until the insurer pulled out in 2013. Toro later bought the property and reshaped it, tearing down one older office building and reworking another. For Johns Creek, a northern Fulton County suburb, the project adds a walkable center where people can work, shop, dine and eventually live in one place, and it gives the city a new address for corporate offices at a time when many suburban office parks sit partly empty.
